    Before we tour, we get your buying power in writing. I'll connect you with trusted local lenders — including VA-loan pros for military buyers — so you can shop with confidence.

  • 03. The Search

    You'll hear about matching homes the moment they list — and often before, through my off-market network. We tour on your schedule, in person or over video.

  • 04. The Offer

    Found the one? We move fast and smart: a comps-backed price, terms that stand out, and a strategy built to win without overpaying.

  • 05. Under Contract

    Inspection, appraisal, and contingencies — I coordinate the moving pieces, translate the fine print, and keep every deadline on track.

  • 06. Final Walkthrough & Closing

    One last walk through your new home, then the paperwork. You bring your ID — I'll handle the rest. Then the keys are yours.

Protecting Your Purchase

Before We Write an Offer

Strong offers are built before we find the house. By the time we write one, you’ll have:

  • Current lender pre-approval in hand — or verified proof of funds.
  • Your estimated cash-to-close and reserves, at a number you're comfortable with.
  • A monthly payment you like — taxes, insurance, HOA, and upkeep included.
  • A decision on whether the offer depends on selling your current home.
  • Your preferred settlement window and moving plan.
  • Inspection priorities and your risk tolerance.
  • Clarity on buyer-agent compensation and any seller contribution we'll request.

While Your Loan Is Underwriting

Lenders re-verify everything right up to closing day, so no big financial surprises until the keys are in your hand:

  • Don't open or close credit accounts without talking to your lender first.
  • Don't finance furniture, vehicles, or appliances before closing.
  • Don't move large sums between accounts without documenting the source.
  • Don't change jobs or compensation structure without lender guidance.
  • Keep paying every obligation on time, and answer document requests fast.
  • Don't assume gifts or deposits are fine without lender documentation.

Stop and verify — wire-fraud safety

Never rely on emailed wiring instructions alone. Before sending funds, call the settlement company yourself on a phone number you trust — and treat last-minute changes, new accounts, urgency, or altered contact information as red flags. One phone call protects your life savings.

Virginia requires a written brokerage agreement before an agent can represent you as a buyer — including for showings. We’ll go through it together, in plain English, before we tour.
