What’s my home worth?

A real number from a real person

I study the recent sales near you myself, then walk you through an estimated net sheet — and a timing plan if you’re buying next.

Clear numbers. Honest strategy.

From this home
to the next

Put in rough numbers and see what your sale could leave you for the next home — and how much of its price that covers.

These start as example numbers. Type yours over them. Nothing here is sent anywhere.

Estimated cash before selling costs

Share of your next home’s price

Estimated cash before selling costs: $179,600. That is 35.9% of your next home’s price.

Estimate only, not an appraisal. It leaves out costs like prorated property taxes, repairs and any credits to the buyer.

  1. 01

    We Walk It Together

I come to your home and we walk it room by room. You tell me your goals and your timeline. No pressure and no obligation — just honest first impressions and answers to your questions.

  2. 02

    Recent Sales Near You

I dig into the data: what sold near you, what you’d be competing with right now, and how deep the buyer pool runs for a home like yours. Local comps, not wishful thinking.

  3. 03

    Your Net Sheet

The headline price matters less than what you walk away with. We go through the numbers together: your payoff, your selling costs, and what the sale leaves for your next home.

  4. 04

    The Timing Plan

If you’re buying next, we plan both moves as one. A home-sale contingency, lined-up settlement dates, a rent-back or bridge financing — we pick the tools that fit your situation.

Questions

Before You Start

How do you figure out what my home is worth?

I start with your address and the details you share. Then I look at recent sales near you, the homes you’d be competing with right now, and how deep the buyer pool runs for a home like yours. If you’d like, we walk through the home together, because condition and upgrades change the number. You get a price range and the sales behind it.

Is this the same as an online estimate?

No. An online estimate is a formula run on public records. It can’t see inside your home. My number comes from me, from the sales that matter for your home, and I’ll walk you through each one.

Can I sell my home and buy my next one at the same time?

Yes. Moving up means two connected transactions on one plan. Depending on your situation, we can use a home-sale contingency, line up both settlement dates, arrange a rent-back so you stay put after closing, or talk with your lender about bridge financing or a HELOC. The timing plan is part of what I put together for you.

Is there any cost or obligation?

No cost and no obligation. If you decide to wait, or not to sell at all, that’s fine. The number is yours to keep.

What happens after I send my address?

I look at the recent sales near your home first. Then I reach out from (757) 302-1294 or by email with a few questions only you can answer. Save the number as “Sadie” so you know it’s me.

Ready when you are. It starts with your address, and nothing is sent until you add your details.
