This website (www.listingsva.com) is operated by Sadie Arseneault, a licensed REALTOR® in Virginia (VA Lic. #0225238134), doing business as Listings VA and serving Hampton Roads. I’m a solo agent — when you send something through a form on this site, it comes to me.

What you tell me. I only collect what you type into a form on this site. There’s no form here that asks for a Social Security number, a date of birth, or any financial account details — if something ever asks you for those on my behalf, it isn’t me.

• Contact form — your name, email, phone number if you include one, what you’re writing about, and your message.
• Buyer questionnaire — your name, email, and phone, plus your timeline, price range, financing plans, bedrooms needed, current situation, areas you’re considering, and must-haves.
• Seller questionnaire — your name, email, and phone, plus the property address, property type, beds and baths, your timeline, your reason for selling, whether you’re also buying, who’s living there, and any notes you add.
• Market report request — your email address and the community you asked about.

If you check the box agreeing to calls and texts, I also record that you checked it, the exact wording you agreed to, the date and time, and the page you submitted it from. That record is my proof of your consent, and keeping it is required of me.

What’s collected automatically. My web host keeps ordinary server logs — IP address, browser type, which pages were requested, and when — to keep the site running and to fend off abuse. I don’t use those logs to build a profile of you, and I don’t try to identify you from them. The site also records which of its pages you visit, through the CRM pixel described under Cookies and tracking below.

• Answering your question and following up with you.
• Helping you buy, sell, or figure out whether you want to.
• Sending you the market report, listings, or information you asked for.
• Keeping the records I’m required to keep, including consent records and real estate transaction records.

I don’t sell your information. I don’t rent it, and I don’t hand it to anyone for their own advertising.

The consent checkbox on my forms is optional and never pre-checked. Consent to receive calls or texts is not a condition of buying or selling anything with me — leave it unchecked and the form still submits, and I’ll still get back to you.

• If you opt in, I may call or text you about your inquiry, your home search, and related real estate services at the number you gave me.
• Message frequency varies. Message and data rates may apply.
• Reply STOP to any text to opt out — that stops the texts. Reply HELP for help, or just contact me directly.
• To stop calls, tell me — by text, email, or phone — and I’ll stop.

Text messaging originator opt-in data and consent will not be shared with any third parties.

If you contact me or ask for a report, I’ll email you back — that part is just me answering you. If I send you marketing email, every message includes a way to unsubscribe and my business address, and unsubscribing is honored promptly.

Opting out of marketing email doesn’t cut off email about a transaction you’re actively in the middle of. Those need to reach you.

Only where it’s needed to do the work, and never for anyone else’s marketing:

• Follow Up Boss, the customer relationship management service where my leads and follow-ups live. Your inquiry is stored there so I can act on it, and — as described under Cookies and tracking below — so are the pages you visit on this site once you’re a contact of mine.
• My web host, which serves this site and keeps the server logs described above.
• The people a transaction requires, if you move forward with one — my brokerage, and the lender, title company, inspectors, or attorneys involved in your deal. Only what’s needed, and never as a surprise to you.
• Anyone the law requires, if I’m legally compelled or need to protect someone’s safety or my legal rights.

As stated above, your text-message opt-in and consent are excluded from all of this — they are not shared with any third parties.

This site uses one tracker: the Follow Up Boss pixel, which belongs to the same CRM described above. It sets a cookie and keeps a record of which pages of this site are visited. If you’ve introduced yourself — by submitting a form here, or by clicking through to this site from an email I sent you — that activity is attached to your contact record in my CRM, so when I follow up I know what you were actually looking for instead of guessing. Until then, the activity isn’t tied to your name.

That’s the extent of it. No advertising cookies, no ad networks, and nothing that follows you around the internet — the pixel only sees this site. If that ever changes, I’ll update this page before it does.

My About page embeds videos from my YouTube channel in YouTube’s privacy-enhanced mode, which doesn’t track you unless you press play. If you do play one, YouTube (Google) may collect data about that under its own privacy policy, not mine.

I keep your contact record in my CRM for as long as I’m working with you, and afterward for as long as it’s reasonable to think you’d want to hear from me. Consent records and transaction records are kept for as long as the applicable rules require me to keep them, which is longer.

Ask me to delete your information and I will, apart from anything I’m required to hold onto.

This site is served over an encrypted connection, form submissions are transmitted to my CRM server-side, and the credentials that talk to it are never exposed to your browser. That said, no website or company can promise perfect security, and I’m not going to pretend otherwise. Please don’t send sensitive documents or account numbers through a web form — ask me and I’ll send you a secure way.

• Reply STOP to a text, or use the unsubscribe link in any marketing email.
• Ask me what information I have about you, and I’ll tell you.
• Ask me to correct it if it’s wrong, or to delete it.

This site is meant for adults buying and selling homes. It isn’t directed to children under 13, and I don’t knowingly collect their information. If you think a child sent me something, tell me and I’ll delete it.

If I change this policy, I’ll post the new version here with a new effective date. Material changes to how I handle calls and texts will be reflected on this page and in the consent language on my forms.
