Pre-Listing Prep Checklist

The first days on market draw the most attention, so launch readiness beats “we can fix it later.” Before photos, we’ll work through:

  • Remove excess furniture and personal items so every room walks well.
  • Knock out small visible repairs — leaks, damaged trim, loose hardware, burned-out bulbs, touch-up paint.
  • Deep clean kitchens, baths, floors, windows, and every high-touch surface.
  • Boost curb appeal: trim, mulch, pressure washing, entry lighting, a welcoming front door.
  • Gather permits, warranties, invoices, utility averages, and HOA or condo documents.
  • Secure valuables, medications, documents, and anything sensitive before showings.
  • Make a plan for pets, showing windows, and work-from-home days.

Virginia requires the applicable residential property disclosure acknowledgement, plus any additional disclosures that apply to your property — I’ll make sure the current DPOR forms are handled correctly for your transaction.
